The market remains competitive, with high demand for upscale residences. In January, there were zero sold properties, one pending sale, and four active listings. The average list price stood at $6.8 million, with an average price per square foot of $1,453. The top pending sale for the month was Prive #1004, listed at $3,195,000. Limited inventory keeps Aventura a strong contender for luxury buyers.
A vibrant hotspot for high-end investors, Sunny Isles Beach continues to command premium prices for its oceanfront properties. With seven sold properties, six pending sales, and 27 active listings, the market remains strong. The average list price was $6.1 million, with an average price per square foot of $1,900. The highest sale of the month was Estates at Acqualina #3605, closing at an impressive $13,300,000. Sunny Isles remains a top destination for luxury real estate.
Known for exclusivity and high value, Bal Harbour offers a limited selection of ultra-luxury condos that continue to attract discerning buyers. January’s market activity included two sold properties, two pending sales, and six active listings, with an average list price of $5.3 million and an average price per square foot of $1,921. The standout transaction was Majestic Towers #PH206, selling for $3,650,000, proving the ongoing demand for high-end residences in this coveted area.
Surfside continues to make headlines in the ultra-luxury sector, drawing affluent buyers with its prestigious properties. January saw one sold property, two pending sales, and seven active listings, with an average list price of $10.6 million and an astounding average price per square foot of $3,368. The biggest sale was at Four Seasons The Surf Club, which closed for $13,500,000, reinforcing Surfside’s reputation as a premier luxury destination.
Golden Beach remains one of South Florida’s most exclusive enclaves, known for its waterfront estates and privacy. The market saw one sold property, zero pending sales, and two active listings, indicating high demand. The average list price stood at $9.5 million, with properties selling at an average of $1,575 per square foot. The highest sale in January was 399 Golden Beach Dr, closing at $7,800,000, a testament to the ongoing appeal of this elite neighborhood.
With high demand and low inventory, South Florida remains a strong seller’s market. Exclusive waterfront properties in areas like Sunny Isles Beach and Surfside continue to attract international buyers, while luxury condos and estates maintain their strong appeal.
